Building a home is a dream worth efforts; remember a right builder, a right build! It is very important to choose a right builder, who is also affordable if you wish to have a house or an office to be built exactly as you have dreamt. The whole process of building or renovating is very hectic but you can always relax if you are sure that you have the right person to take of your worries. To rest assure that you have the right builder always go for a licensed contractor. A licensed contractor is the one having a license from Building Services Authority (BSA) issued by government regulatory authority. BSA is authorized to regulate all the issues related to building industry throughout Queensland and is there to facilitate customers in choosing a reliable contractor. The major advantage of dealing with a BSA licensed contractor is that your home will be insured against major defects, under BSA insurance scheme, for six and a half years.

To choose a right builder you can consult people living in the area about their experiences with different builders, they might have something important to share. For selecting good builders in Brisbane you have to take into account following steps:

• The first thing you need to know before hiring a builder is your own specifications. Be specific about what you exactly want. You should know each and every minute detail.
• Based on your expectations review builders and select a few out of them. Make sure not to exceed five otherwise you might find it difficult to make a final choice.
• While choosing Builders in Brisbane keep in mind that you have to go for a licensed one; get outside opinion about builders efficiency and reliability rather than what builders say about themselves.
• To name a few good home builders in Brisbane, there are McCarthy Homes, Peter Bell Homes, Alliance Homes, and Niclin homes.
• Once you have decided about 3 or 4 builders in Brisbane, get quotes from them; provide specific and same details to all the builders before getting quotes so as to make comparisons easy. Communicate your expectations properly so that builders will give you exact estimates and opinions.
• Now you can look into the quotes and compare them on the basis of materials used by builders, guarantees provided by them, and time in which they will complete the project. You can also compare if they have any previous similar experience or are there any complaints about hose builders etc. Put in your best efforts to compare so as to get the best builder.
• Before choosing a quote make sure you have compared all the quotes from builders properly.
• After selecting a quote communicate it to the builder and get bound into a contract with proper and clear clauses. Make sue you are clear about all the clauses and there is no confusion.

Once you have selected a builder get ready to get your work done. You need to be specific and clear in your instructions. Make sure you have communicated the contractor exactly what you want and they are familiar with building sites, designs, schedules, and construction plans etc. Clear any confusion before time to avoid re-works etc. Ask the builder if you have any questions about any issue, especially if you have any concerns about payment because payment is the most sensitive issue about which you must be clear.

Keep track of the project so as to get it done by time. If you feel anything is not up to the mark or can be improved or if you have communicated something which is not implemented properly, communicate it in writing. Also if you want changes in contract, do that even if the builder suggests that it is not needed and he will do your work without any written notice. Keep in mind, you have to see your safe side first and of course building a home or office is not that small and inexpensive task.

After completion of the task see if all the specifications have been met and if anything needs alteration communicate it to the builder within time. Congratulations you new home / office is ready. Go ahead and furnish it.
