We have to remember that the value of a business is determined by many factors and is not a precise figure resulting from any magical formula. Every business is different in many ways and therefore needs to be treated as such. Our experience tells us that when working towards a price to take the business to market some of the factors to be taken in to account are as follows:

Profitability, forecast growth, income, assets, contracts in place, historical performance, management experience, assets, stock

However, when deciding the value of a business, factors outside the figures also come in to play such as:

Track record, reputation, quality, customer base and it's dynamics, management, market sector.

Clearly, all sellers of businesses want the best price they can get, though to some time factor is almost as important. Many vendors tend to put a higher value on their businesses than it is worth in reality which is where an experienced Broker should offer correct advice and consultation in order to come to a satisfactory conclusion. However, some brokers overvalue businesses because that's what the vendor wants to hear and to improve their prospects of listing the business. Our attitude is to only list a business if we really think it can be sold at the price the vendor wants, otherwise we are wasting not only our own time but also that of the vendor.

It is worth remembering that a broker does not really decide the value of a business, they only interpret the market from both the seller and the buyer sides. With all businesses, it is only worth what someone is prepared to pay.
